Development Application DA477/2025 for 32 Campbell Parade, Bondi Beach proposes a 20-metre wall of concrete that threatens our skyline, our heritage, and the sunlight of our elderly neighbours at the Astra Retirement Village.

Next door, 22 residents in the Astra Retirement Village will lose sunlight, air flow, and sea views they’ve enjoyed for years. Many of them can’t object online — it’s up to the community to stand up for them.

For over a century, streets like Francis Street and Edward Street have opened to the ocean. This proposal would block those views forever — replacing open horizons with walls of concrete. Once they’re gone, they’re gone for good, and South Bondi risks becoming just another overdeveloped strip where the view belongs to the few, not the many.

🏛️ It Undermines Bondi’s Heritage

The Land and Environment Court already ruled this area should stay below 12.5 metres to preserve heritage character and iconic views. Approving this development ignores that ruling and risks a wave of similar projects.

The proposal at 32 Campbell Parade breaks key planning guidelines. The site is too small, the building has no proper setbacks, and there’s almost no green space. If this is approved, it tells developers that rules don’t matter.
